Housing subsidies for the Income Bracket (R 7501 and R 22 000)

If your household income falls between R 7 501 and R 22 000 per month, you may qualify for the following housing option: Infographic for the Income bracket 7500 - 22000

  1. Finance Linked Individual Subsidy Programme (FLISP)
  • This Financed Linked Individual Subsidy Programme can be used by first-time home buyers to purchase a property. It can also be used to purchase a serviced residential site or build a new house on a residential site that you already own.
  • Subsidies are provided depending on your income bracket and can be used to reduce your monthly home loan repayments. This will make your home loan more affordable.
  • The subsidy amount depends on the income of the applicant and ranges between   R27 960 – R121 626. 
  • Once your home loan is approved, you can apply directly to the Western Cape Department of Human Settlements for a FLISP subsidy. You can also apply for this subsidy if you purchased your home in the past 12 months.
  1. Enhanced Extended Discount Benefit Scheme
  • This programme will help you become a homeowner of pre-1994 government-owned rental housing (municipal and provincial).
  • If you have been renting a government property since before 1994, you can qualify for this programme.
  • Enquiries and applications can be made directly at your nearest municipality.
  1. Social Housing Programme
  • With the Social Housing Programme subsidy you can gain access to a rental house or apartment.
  • Government funding is provided to social housing institutions to manage the rental units. You then pay a reduced rental amount, based on your household income, to the social housing institution.
  • Enquiries and applications can be made directly at your nearest municipality.
