On 29 November 2016, Western Cape Human Settlements Minister Bonginkosi Madikizela will launch the Mountain Ridge Estate development in Paarl. The development will yield over 2000 housing units targeted towards the GAP market, which are households earning between R3500 and R15000 per month. The launch marks the beginning of phase 1 of the seven (7) phases of the development, and Minister Madikizela will be presented with three newly constructed show houses which are representative of the houses to be constructed and sold.
The development is being constructed on land owned by the Department which has been made available, at no cost, to the developer. This approach assists the Department and the appointed developer to lower the end cost of the houses for prospective home owners. The completed development will include a primary school, a hospital, a shopping centre and a 360 unit social housing development. The development will also include features such as being energy and water efficient, provide for disabled access, DSTV connection and security.
The development will consist of around 50% houses, and 50% apartments. The houses and apartments will be sold on the open market, and will sell at between R440 000 and R480 000 each.
Marketing and sales for the units have already begun, with the first residents envisioned to take occupation in April 2017.
